Our Data & Methodology
Transparency is foundational to trust. Here is how we source, process, and present mineral rights data on our platform.
Data Sources
Mineral Marketplace aggregates data from multiple authoritative public sources to provide comprehensive mineral rights intelligence:
- Well Data: Sourced from state regulatory agencies across 9 major oil and gas states, including the Pennsylvania DEP, West Virginia DEP, Ohio DNR, Oklahoma Corporation Commission, Texas Railroad Commission, Colorado OGCC, New Mexico OCD, North Dakota NDIC, and Wyoming WOGCC. Includes well permits, locations, operator assignments, well status, spud dates, and geological formation targets.
- Production Data: Oil and gas production volumes reported by operators to state regulatory agencies. Aggregated by well, county, and operator for trend analysis.
- Deed Records: Publicly recorded mineral rights transactions from county recorder offices across 9 major oil and gas states. Includes instrument types, recording dates, and consideration amounts where available.
- Listing Data: Original marketplace content created by sellers and verified by our team before publication.
Data Processing
Raw data from state agencies is cleaned, normalized, and enriched through the following process:
- Normalization: Operator names, county names, and formation labels are standardized to enable accurate cross-referencing and aggregation.
- Enrichment: Wells are matched to production records, operators are linked to county-level activity, and deed records are scored based on nearby well activity and production volumes.
- Quality Checks: Automated validation flags anomalies in well locations, production volumes, and deed record fields. Flagged records are reviewed before inclusion in aggregate statistics.
Update Frequency
- Well permits and status: Updated when new state data releases are available (typically monthly to quarterly)
- Production data: Updated on a semi-annual basis following state reporting cycles
- Deed records: Updated periodically as new public recordings become available
- Marketplace listings: Updated in real-time as sellers create, modify, or close listings
Limitations & Disclaimers
While we strive for accuracy and completeness, users should be aware of the following limitations:
- State data may lag actual field activity by weeks or months depending on agency reporting schedules.
- Production volumes are operator-reported and subject to revision.
- Deed record consideration amounts reflect recorded values and may not represent actual transaction prices.
- County-level statistics are aggregates and may not reflect conditions at a specific property.
- Mineral rights valuation estimates are preliminary and should not substitute for professional appraisal.
All data is provided for informational purposes only. Users should conduct independent due diligence and consult qualified professionals before making financial decisions related to mineral rights.
